Asphalt pavement is made of aggregate (stone, sand, and gravel) bound together with asphalt cement (a petroleum-based binder). This combination creates a flexible, durable surface ideal for parking lots, roadways, and driveways.


With proper installation and routine maintenance:

  • Driveways: 15–25 years
  • Parking lots: 15–30 years
  • Roadways: 20–30+ years


Lifespan depends on traffic volume, drainage, soil conditions, and how well the pavement is maintained.


 Preventative maintenance:

  • Prevents water infiltration (the #1 cause of pavement failure)
  • Reduces cracking and potholes
  • Extends pavement life
  • Improves appearance and curb appeal

Crack sealing is the process of cleaning and filling active pavement cracks with a hot rubberized sealant that expands and contracts with temperature changes.


It is one of the most important and cost-effective asphalt maintenance services available 


Crack sealing should be performed every 1–2 years as part of a preventative maintenance program.

Waiting longer allows water to penetrate beneath the pavement, which leads to base failure, potholes, and costly structural damage.

Sealcoating is a protective coating applied to asphalt pavement to slow surface aging and deterioration.


It forms a barrier that helps protect against:

  • UV oxidation (sun damage)
  • Water penetration
  • Oil and fuel spills
  • Surface wear from traffic


Sealcoating also restores the rich black appearance of pavement and improves curb appeal.


  • Commercial properties: every 2–3 years
  • Residential driveways: every 3–5 years


Sealcoating protects the surface but does not repair structural damage. Cracks and failed areas should be addressed first.

Resurfacing (overlay) involves placing a new layer of asphalt over existing pavement when the base is still structurally sound. It improves appearance and extends service life without full reconstruction.


  • Resurfacing: Surface wear and cracking, but stable base
  • Replacement: Severe alligator cracking, widespread base failure, drainage problems


A professional inspection determines the correct solution.


  • Crack seal every 1–2  years
  • Sealcoat on schedule
  • Repair potholes promptly
  • Maintain proper drainage
  • Conduct annual inspections
